Coco Playa is also right on the beach. It's a real shithole though. The Italians who bought the old Don Emilio when the original owners built a new one don't seem to have invested a dime in the place in the 2 years they've had it. I spent a night there since the ownership changed and I refused to take anything out of my bag but what I was wearing and I never pulled the cover down off the bed, in fact I put my beach towel down to fuck on. I could only get the nastiest Ho's on the strip up there with me, so I did. I got two of them for 1000RD.

Speaking with the owner of Porky's in August, she's telling me they've got a dozen rooms upstairs that she's renovating to let. I will be keeping an eye on this as it develops. Their restaurant on the beach side does decent business but they're putting more money into the nightclub side on Duarte. Properly funded they could have something really nice there.
Me, I'd turn it into a straight up whorehouse and rent the rooms to the finest Ho's in town giving them cut from the bar/ restaurant business they bring in....bad idea, I'd eat, drink and fuck my way through the profit.
It's a fucking shame. It's got a nice, solid structure with views of the Caribbean all around and the penthouses facing the Sea directly have great potential. The owners are the last vultures, picking the corpse clean until they can sell for a profit to someone willing to make a proper investment in the place. There's a lot of that going on in the D.R. right now.

I've stayed there each of the last three times (years) with no major issues. Central to everything...bars around the corner, across from beach, a block from pharmacy. It is VERY MODEST, but was clean each time I stayed there...cheap as well. Chicas - never had a problem, and 99.9% of guests are mongers, usually of the Italian sort (but so is Boca Chica in general). Once I had a room where the A/C did not work, they sent me up to the much larger rooftop room without charging extra. It kinda of reminds me of the Palace in Sosua in the old days. No pool, but ocean is 100 feet away. One room also had a constant water drip, but like I said if you were find banging chicas at the Palace in Sosua you won't give a shit here either. There's a guy that serves fresh grilled pork sandwiches from his food cart just outside the front door....good food at 2 am when you need something other than another shot of Brugal or pussy juice...
The hotel can arrange airport transfer, Bruno is his name. Nice guy speaks only Italian and Spanish, he charges around $25 one way - which seems high to me knowing the proximity of the airport to BC.
Down Duarte (main drag) there's an Italian restuarant towards Bonita Isle Bar, called Italy Italy that offers freshly made pasta dishes - one of my favorite places to eat.
Lots of chicas everywhere--from too young (watch out) to over-used hardcores. I was swimming once in the beautiful Boca Chica bay (its like a large swimming pool) when a 17 year old with a firm rack and pretty full lip smile, swam over to me, wrapped her arms around my neck and begged me to let her suck my dick for her birthday coming up in one week, unfortunatley, I was leaving the next day and did not partake with a chica still under legal age :-( But, flew back in two weeks...
For the big anniversary, the hotel would be the perfect choice. Though, I still get tired and bored of BC after just 3 days....I prefer the north coast.

The problems I had with the place were:
1. They vary on the price anywhere from $40 to $50. Seems to be for no apparent reason other than they want to rip you off or see if you will negotiate or not.
2. No hot water when I was there
3. You have wifi on every floor but it doesn't always work.
4. You need a lock for the safe, though if you have a room that has an extra room just for the deposit box. You can put the safe on the door instead of on the safe. You still have to buy your own lock though.
I can deal with the other stuff. As mentioned in the original post, it is a great location. Right across the street from Piano Bar and el colmado.
That said you can probably find other alternatives if you don't like the price or something else. I know I didn't mind moving 2-3 blocks for what I was able to book.
Before I moved to Madera I asked receptionist to show me as many rooms....some better than the other one.
I was pretty happy with my stay and would recommend. Not bad for $40. Right in the mid of action, close to the beach, very safe...
