There are 32 units there, mixed between 1 and 2 bedrooms. All units are unfurnished of course. The 1 bedrooms are 5,000 and the 2 bedrooms are 7,000. Electric and cable is included. Its a 10 minute walk to Rockies. I will post a few complex pictures in a week or so.

There are parking spots available as well, no extra charge.

The landlord is installing a hot water heater for me for 2,000 pesos. I can buy an a/c unit for 20,000 pesos if I want to as well.

Jimmy,If u put an a/c in.Is he going to charge u for electric?Does it have a kitchen where u can cook?

I have a full kitchen and have been cooking every night. 7 Breaded cutlets for 4 people cost $5.75 only!

Landlord says 1,500 extra a month foe electric but thats ony $50 or 1,75 a day. Palace John says his electric is 45 a day per small room there.

Are they doing one month rentals??
I might be interested for my April trip. Planning on staying a month and thinking about either cutting a good deal for the Palace or Europa or going for an appartment.
Guys, what would you do given you would be staying 4 weeks?????

I know John will match the prices of other places. Especially since he knows me, I always stay a long time at his place and I'm an easy guest.
I was just wondering if it is 4 full weeks which would be better suited, Palace or an apartment.

4 weeks in a hotel with a monthly rate is always better.

BTW, has the horrendous rate of the $ to the peso influenced room rates at the Palace or Europa???

Yes, Europa is now about $38-$45 a night.

Yes, Europa is now about $38-$45 a night.Two weeks ago Diego quoted me $27 per night for a guest house room for December..... Hope that didn't change..... :(

JD... What did you pay last trip when you stayed at the Europa guest house... that was a nice place... as for the rate changing... i think its basically the same if you pay in dollars... as for staying in an apt... does that come with maid service?? if not then who is gonna clean up... I sure dont wanna clean on my vacation... See what rates John will give you... but thats if you dont mind the chicas that stay there for a month!

Hell no, I won't clean up myself! I don't even cook while in Sosua, let alone clean. The Europa guesthouse came with a maid. A great one since I never ever saw her! I paid $22 a day for a 3 week stay. Pretty good rate. I didn't like the cedula crap though....

i don't know about that. i asked Perez, the owner of hotel Europa in Boca Chica for a monthly rate, ha said he'd hook me up with a good deal, since i'm a repeat costumer, and quoted me $1000 USD a month.

$50 for an ocean view room (you can't see the ocean but that's what they call it)

Very smurt folks there. In Cancun I stayed at a 30 a night place and the owner quoted me $400 monthly. I almost moved there.

no, i always stay at a $40 room, so he kinda gave me $200 off, but still $1000 a month, not really a great deal.

no, i always stay at a $40 room, so he kinda gave me $200 off, but still $1000 a month, not really a great deal.

Id bet there is more wheeling and dealing to be done there.
