I took an extensive tour of the Terra Linda hotel as I have seen many other guys have as well. Here are my pics and opinions from Jan 14th-22nd.
I was given a very nice tour by a desk manager named Jamie and also spoke to John, (I think) the owner. I was told the rate is $55.00 including breakfast. There are many other prices being quoted....but that is what I was told. The owner said that he wanted to stay competitive with NG. This may also be a grand opening special and they may raise prices as the rooms fill.

They have about 50 rooms with both one king bed or two queens. They will soon open two 2 bedroom suites. They were working on one when I was there. They were just finishing up the trim so they may be ready by now. I didn't get a rate on them though.

I only had breakfast there so I cannot comment on the whole menu.
My breakfast was good although I didn't care for the sausage. I usually never order it in the DR but just wanted to try it. I won't again.

My novia ordered the steak and eggs. I tried some of her steak and it was quite good.

All in all the Terra Linda looks like a very nice hotel. It is much larger than the NG and probaly a little more private. The owner assured me that it will be chica friendly although they will not allow unescorted chicas into the restaurant or pool areas. This is either good or bad however you want to look at it. I doubt that they would allow a bikini contest.
The pool area is very large to give a monger a little privacy, but again I don't think they would allow nudity poolside.
All the ground floor rooms have a little balcony which doesn't allow guys to gather poolside right outside the rooms to party as does the NG.
The restaurant area is also very large but I never saw many people there. Probably because it is so new. I would like to see chicas hang out around the bar to liven things up but that is not their policy.
Having said all that......I'm not sure it is for everyone. If you like to hang with the guys and party and have chicas always hanging around....the NG is still the place to be. Lorenzo and Wilfried do a very good job of taking care of us mongers that like to stay there.
If you want a quieter place to stay and don't care to have the NG chicas hanging aorund this this may be the place for you as long as they keep their rates inline.
As stated before the location is excellent as is the NG.
I think and hope there is room for both of them to prosper and thrive.

Sounds like my kind of place. I've stayed at a number of places, but like the quiet, amenities and proximity of this place. I usually stay at apartments (Palms, Tradewidns, La Cana, etc.) and Casa Valarie. If they keep their prices competitive, I think this would be a great option. I'm heading to Medellin in another week, but for my planned trip to Sosua in May I may give this a try. I was also looking at Sosua Bay (adult part) Hotel and a room with a view (currently advertised for $60 in May).

The hotel is as Tiger characterized it: nice, with plenty of space, and some higher quality touches, relative to most hotels in the area. Despite being just off the strip, it is comparatively quiet. No problems with getting chicas in, and the breakfast was fine.
The problem is the service when there's an issue. At 8 a.m. there's a knock on my door. Some gringo having problems with the shower in his room. So sorry, but what can I do?
At 9, the same gringo knocks again, wants to have a look at my room? Apparently he was under the impression he had reserved it. I told him I had company, and check with the desk for availability of other rooms (they were less than half full).
At 10, the phone rings. It's the front desk wondering when I'm going to check out. I told them I had arranged to stay there 3 nights, and they responded the gringo had reserved that room in particular. They said no problems, all the rooms were the same, so I would be fine.
Question: If I'm already in the room, have made all the proper arrangements and there are plenty of other rooms, all of which are the same, then why do I have to be the one to move?
Told the manager the only way I was going to move was if he was going to kick me out of the hotel. When I saw the manager seriously weighing the options, I decided this place didn't need any more of my money and left.
Having heard that the steakhouse is very expensive but only so-so on a good day, my overall review of TL is that is looks good on the outside, but they have a LOT of issues to work through.

As I can see, the shower is near the toilet but there is no shower curtain or something like that... seems that the whole bath is wet after you have a shower?!
Please say something about this! After the very nice bathrooms in the New Garden, this seems to be cheap...

There is a shower curtain. The shower walls are some sort of granite or stone or something like that. It actually looks very nice. Maybe someone who has stayed here can help out.
That is a problem with the NG showers. Seems like no matter how I shut the doors......there is always water all over the bathroom floor after a shower. I'm not a very big guy and it is tough for me to shower with a friend at NG.

This place has a LOT of potential.
But Only Time will tell if the Typical Dominican Management style will screw it all up. From what Husl2001 Posted, I sense a bad Vibe already.
that Manager should have KISSED YOUR ASS to STAY. No way he should let you leave like that.
It looks really nice though, esp the HUGE POOL. Im guessing they will try to cater to both mongers and families and at some point will have to go one way or the other. The location cant get any more perfect.

If they dont cater to mongers they will more than likely close down in no time!

Where is the big showers in the new wing? I always stay on the ground floor. I always thought they are small. Are they bigger upstairs?

I don't know if they have different showers on the ground floor. I stayed once in the old wing, it was a small shower. The one I had last time was bigger, see:

That Gringo must have had SOME Clout. Kind of like when Yayow had his room stolen out from under him at the Sea Breeze. It would appear in Sosua some guys with enough money can get what they want anytime.

When I talked to the manager and the owner who was up in the restaurant he told me that everyone is welcome but they will be catering to adults. He is not stupid and has plenty of money so he is not desperate to try to fill it with "pain in the ass kids". His words not mine, he said he thinks mongors that take girls to their room or the pool or restuarant are perfect they spend money and mind their own business.

I have some pics of Jimbos tree.
I finally got them all resized and am now downloading to this site.
Man...it take allot of time to resize each pic.
Make it easier on yourself and lower the resolution on your camera. Anything over 5MP is really overkill. Even 3 can be acceptable depending on what you're shooting.

Is there a seperate Menu for the Steaks y Ribs ?
On this one I only see Breakfast, soups, lunch, sides, sandwiches & beverages but no Steak, or Ribs... which we are told is their specialty ?
I may not stay at the hotel , but I would definitely like to try their Steak.

It was the biggest shower I've ever seen in the DR! And it is a cabin, so I never had a problem with a wet floor after showering. ;)
But the NG shower shouldn't be the issue here any longer... :mrgreen:

I may not stay at the hotel , but I would definitely like to try their Steak.
I think there is another page that I must have forgot to take a pic of. They do serve steaks. Sorry.

I hear you but remember the NG had its share of issues to iron out before it became ISOC CENTRAL...
...there were complaints about the yapping dog
...the roosters
...the noise from the baseball field if you were on that side of the building
...overly aggressive pool side chicas who followed new meat right up to the room demanding an on the spot fuck
...mix up in reservations like the one you noted
I'm looking to do a 3 or 4 night stay for Yayow's bday and I'm 90% sure the TL will be it because of its location and newer amenities...
...have to admit those barmaids are 100% of the reason I'm 90% there...;)...cuties.

We also had a quick tour of a standard room which was very well appointed. The hotel IS chica friendly, one at a time only though, and if your "guest" does not stay over for breakfast you likely still apply for the single rate, which varies according to the length of your....................stay. :D

The hotel and grounds/pool, etc...are the nicest I have seen in Sosua and the rates appear to be negotiable as low as $55 per night for a week or more making it potentially an excellent value...with an awesome and convenient location.

The hotel IS chica friendly, one at a time only though, and if your "guest" does not stay over for breakfast you likely still apply for the single rate, which varies according to the length of your....................stay. :D

That's right, I also doubt the only one chica part is carved in stone. When I talked to them I mentioned that my girlfriend might stop by to visit me and sometimes she brings her sister with but we stay in the room and winked and he smiled.
Think of it this way they are a restaurant so you can buy 2 ladies dinner or lunch right or even just to the bar. Well if you get up and escort one to your room and tell her to shower and then go back and pay your finish your drink and walk back with the other do you think they are counting or watching that close :biggrin:

...there were complaints about the yapping dog
...the roosters
...the noise from the baseball field if you were on that side of the building
...overly aggressive pool side chicas who followed new meat right up to the room demanding an on the spot fuck
...mix up in reservations like the one you noted
I'm looking to do a 3 or 4 night stay for Yayow's bday and I'm 90% sure the TL will be it because of its location and newer amenities...

Subject to my previously stated concerns, Terra Linda is one of the nicest looking chica-friendly hotels in town. If/When they resolve their numerous service issues, then it would definitely be worth the extra 20 bux.

Dont laugh , U know they do that shit. Happened to us at a Hotel in SD, $24 extra PER night,per Room. Cause we had "guests", and we PAID the security guards off like 200-300 pesos each time too . Not so much a Bargain any more then. Bastards.

A few other reasons would be
1. They are willing to offer both a Bar and a Restaurant that SB is not.
2. $20 more for a room at least 50% larger that is all new with brand new beds and everything in the room.
3. A much larger pool and pool area
4. Closer to the bars on PC.
5. Away from more of the moto noise from that busy corner at DR and Martinez
6. A Very Nice Breakfast as the photos Apos posted indicate
7. Real Safes securely mounted in the closets
They didn't tell us that $60 required a 6 day stay but it may now.
I will let you know first part of the week. :biggrin:

Thanks for the additional recon mike - that extra guest charge is NOT encouraging - I can see adding the chica's breakfast to your bill - its a good option for TLN fans especially if you don't want to deal with walking out and grabbing a bite...
..SB is okay if you just want a place to lay your stuff and smash chicas but it was the least comfortable of the places I've stayed: rooms dusty, I was on the third floor (top floor) there were a few pigeons in the loft - and they were going at it so hard one night that at first I thought it was some dude tearing the bottom out of some chica...
...noise from the school was bananas...baseball game and marching band...
...and I'll say it again rooms very dusty - maids definitely don't believe in attention to detail.
...then came the safe issue.
If NG is booked then this looks to be the prime spot for me - would love a villa but not staying long enough to justify that.

and according to this its only 6% ?

He quoted us 60 in January when they were still slow so I suppose by March they can justify the other 5 bucks. Keep in mind there website did show $70 so we are getting a deal either way. I don't think tax had anything to do with it.
When i get on ground, ima try and get them to drop the price to $50 per night, as i like to try different places to eat when on vakay, i wont be eating breakfast there exclusively if at all. I usually just head to rockys

The owner said he wanted to stay competitive with the NG so I would think we should tell them ISOC members will pay $62.00. Same as the new wing at NG.
New Garden was the say way when they first started to cater to mongers...prices fluctuated a bit till they found there niche price!

just my .02, i dont know these guys, and dont have a beef with them, in fact I commented on how NICE the place looked. but here we go with the fluctuating prices already. Tiger was "QUOTED" $55, and it already changed to $65.. whats it gonna be next week ? Thats my only point. This is dominican management, they dont have a clue what their price point is, and when the rooms are HALF empty, instead of DROPPING prices, IMO they will RAISE them.. Thats Dominicanomics in a nutshell.
And just to clarify, there is NOTHING WRONG with it, the other hotels do it too, and the airlines stick it up out asses even more., Just that if I have an "OPTION" of staying at a place where the price is KNOWN, thats where my ass will be..

It was a great place, i enjoyed the large pool area, a nice room, very nice restaurant, good food, great service.
I had brought in my own two girls to hang out with, so all I needed was some luxury surroundings at a reasonable price and the hotel did just that. The chicas loved it.
I would certainly go back.
It is indeed very quiet (sofar, but remember it just opened) That was just fine by me.

Exactly! A friend just booked a room there, in person, and we asked for a lower rate than $65 but they apologized and said that since they were almost full they could not give a discount...super bowl weekend and all.
Assuming decent service and no drama or room related issues it's still good value especially for the location IMO.

I was quoted $65 per night including breakfast and tax. I saw another post however where someone got a discount, so I called the hotel and mentioned a buddy got a discount, and if he had one for me too. They were kind about it and offered $60 per night with no hassle. Since the hotel is new they will be likely to offer some deals to make some early guests happy. Overall I am guessing it will start to fill up and these discounts will be few and far in between.
I would say the hotel is 25% nicer than New Garden (on Giacomo's detailed scale of hotel ratings - whatever that means) and currently slightly cheaper. I don't know the different rates at NG off the top of my head, but I remember paying 75 for a jacuzzi room. At TL the room was nicer, though they do not have any with Jacuzzi. The enormous bed with nice mattress at TL was a definite plus.
I think the decision point is if you like the chicas by the pool scene of NG, versus the privacy of TL and the more elegant surroundings.

I met the owner ,John at the bar one afternoon in January. He seems like a decent guy,but he could have offerd to buy me a drink and shown me the place. The food 2 dinners was very good ,camerones and pollo con pasta. Prices a little higher than some of the other local places. The barmaids and other restaurant personnel were all nice people.
I did take a tour,rooms looked nice,but small screen TV.
I will be back in Sosua Next month. I am staying at New Garden...!

Stayed there 2 days/nights.
Little problem with the first room they put me in ... safe wasn't "working" so i had them put me in a room with a working safe. Also noticed that the room was missing the light bulbs from the table lamps and in the bathroom. I just think that particular room wasn't "ready" so i don't know why he put me there in the first place, but whatever.
Got startled for a second in my room when i pulled the drapes on the balcony door cuz the room was directly opposite the restaurant, like you can hop over the balcony directly to the restaurant ... that close. Never heard any noise so i guess only drawback to that room is you can't walk around butt-ass naked with the blinds drawn ... unless that's your thing :)
Rooms are beautiful. Spotless .. actually, you can say that about the whole grounds.
Plenty of towels in the bathroom. Good water pressure.
Maids knocked on my door kinda early to ask if i wanted the room cleaned. I told them to come back later as i was still with a chick. I remember them having those things you hang on the door handle that tells them if they should come in or not but i think i'd messed up and not put it out so they weren't sure.
Had breakfast there once and it was fine. Sometimes i eat breakfast, sometimes i don't, that's not gonna be a dealbreaker for me.
Late one night coming back with a chica there was some American dude having a fit in the lobby. His chica didn't have ID so the security guy wasn't letting him take her up. The American was being real loud and a real asshole and trying to just walk past the guy with the chica but the guy kept getting in front of him. The American was telling him "don't put your hands on me" and shit but rules are rules and this obnoxious asshole was not gonna get his way and as i was walking up the stairs with my chick i heard him saying he was gonna check out the next day and blahblahblah. Typical "ugly American" who makes us all look bad.
Anyways, don't know if 2 days is really enough to give a positive or negative review but i would stay there again as it's close to the action but still quiet (in all respects).

I have never had any bar or restaurant owner in the DR offer to buy me a beer or drink even if I have spent a lot of money there so I wouldn't think that is bad.
As one post in the next couple mentioned getting asked about cleaning because he honestly admitted to not affixing the Do Not Disturb sign I don't think we can fault the owner for. Yes the safe being new and a real safe may not have been properly set up right yet in one room.
I haven't seen or heard any real complaints about Terra Linda from anyone other than maybe a dining critic on DR1 and they bitch about everything there.
Thirdrexx stayed there with his friends and had no trouble and I know they did plenty of drinking and womanizing :rofl: with no hotel problems that they told me about.
For $60 or $65 in a BRAND NEWLY DONE WING of Rooms with Breakfast and chica friendly with dining and bar on site with a kick ass pool area like that I would say is a good deal.
Quiet as Juan put it is a great thing to many of us that want some relaxation and maybe good sleep. Muy Tranquilo is fine with me.
Lastly I don't think John is really all that bad just getting his sea legs in rough waters he isn't used to. I Predict they will be very busy within a few months.

I was at a bar with 3 friends on Saturday and it was quite busy. It turns out that the mamasan was an old acquaintance. Next thing we know there is a platter of fabulous BBQ chicken in front of us, gratis. Not 10 minutes after we killed that there were bowls of sancocho in front of us...delicioso! One of the bar chicas fed me soup like a baby...quite entertaining ;):wink::corky:
I'll have to get the name and pics of the bar and do a mini-review!
I've had many free drinks in various well known bars as well...not sure why but I'm grateful, return as often as possible and bring them business whenever I can. I tend to go back to places that make me feel at home and that seem to appreciate my business...and I'd do it even without the freebies but they sure are nice! :iconTU:
I have never had any bar or restaurant owner in the DR offer to buy me a beer or drink even if I have spent a lot of money there so I wouldn't think that is bad.
As one post in the next couple mentioned getting asked about cleaning because he honestly admitted to not affixing the Do Not Disturb sign I don't think we can fault the owner for. Yes the safe being new and a real safe may not have been properly set up right yet in one room.
I haven't seen or heard any real complaints about Terra Linda from anyone other than maybe a dining critic on DR1 and they bitch about everything there.
Thirdrexx stayed there with his friends and had no trouble and I know they did plenty of drinking and womanizing :rofl: with no hotel problems that they told me about.
For $60 or $65 in a BRAND NEWLY DONE WING of Rooms with Breakfast and chica friendly with dining and bar on site with a kick ass pool area like that I would say is a good deal.
Quiet as Juan put it is a great thing to many of us that want some relaxation and maybe good sleep. Muy Tranquilo is fine with me.
Lastly I don't think John is really all that bad just getting his sea legs in rough waters he isn't used to. I Predict they will be very busy within a few months.
I've not stayed at the hotel but have eaten there and have seen a couple of friends check in. They are definitely feeling out the situation re: pricing and do change the rates depending on occupancy. I thought the rooms looked excellent, as do the grounds and restaurant and noticed that they were almost full on Superbowl weekend and one other weekend as well. Not bad for a brand new, poorly marketed and under advertised hotel in a shitty high-season...one of the worst in a decade!

The badder the high season is maybe the prices will drop. wouldn't that be nice especially when the off-season gets here!!

And maybe the crime and murder rate will increase in the off-season since most people wouldn't want to be there then when it gets nicer in the U.S. why leave.
Unless of course you come from a hell hole like the middle east or north africa where it is even hotter.
Heat causes more crime it is a proven fact and the off-season with the people that spend the money not going because it is OFF season will Compound all the Increased Violent Crime and with the Haitian problem and refugees finally finding there way there in time for the Off season Look Out. :eek:
Oh yah I agree rates will go down and cheaper whore will be available. Maybe instead of $30 they will be $15 Whoopeee.
Only showing the other side of the coin, Enjoy and maybe pay them a little extra to help their families eat. :wink:

and it's a known fact in a down economy more Chicas turn to Prostitution for their lively-hood......same here at home.......
and the way things are here now in North America with the economy and less guys traveling to Paradise.........
the prices can't but help go down.........
there isn't anything keeping the prices up except for the dumb ass's that overpay for pussy.......
mi was hearing $1,500 Pesos for ST in Sosua all over this site last summer.......
and when mi reached der all mi ST's where $1,000 Pesos
and I know you can get ST's in Sosua for less if you willing to step down the scale........
mi had a chance at a $800 Peso ST from a Haitian Chica too but she talkie way too much.......lol

Try that street between Europa heading toward Martinez there are some cheap ones there and all the cross streets down as far as El Toro but do it in day light on those gravel ones way down.

I made a email reservation with Terra Linda a little over two weeks ago, They replied that it would be 55 a night if I was staying more than 3 night, which my reservation indicated I would be. I emailed again with flight time for airport pickup. Waited a a few days and never heard from them. So I emailed the same dates and all the contact info was the same and put in the comment section that I just needed to confirm airport pickup. After another 3 days maybe 4. I get mail back from saying my rates would be 69.00 a night and they confirmed airport pickup. I know I read that there rates were going up, but I have to agree with Mikelodge, I'm not cheap nor do I want to haggle over price, but I would like to know what I'm paying. Of course I sent a email back and cut and paste there first email and I haven't heard a word. Should I take a copy of it with me and show them when I get there, or just pay whatever they say the rate is at the time. This is my first trip and I'm really looking forward to it. I respect people and there place of business, but don't like to think someone is getting over on me because I don't know any better. I know, by reading the threads, there are lots of places to stay in Sosua, I just liked what I've read about this one.

I would show up with the email, you have a very good chance of getting your quoted rate.

I would just show up at the Hotel, with your bags as a new CASH CUSTOMER,and DONT even MENTION the reservation .
Seems like they use the reservations to squeeze out the most money they can anyway, with NO set prices.
When you get there, ASK if they have any cheap rooms for $55 or less and tell them if NOT you will go somewhere else down the street, and see what they say. If they have empty rooms, they would be fools not to take your cash.
It that fails , THEN show them the reservation and let them know if they dont keep the original agreement u will tell everyone about it.
These Dominicans dont have a Fucking clue about good customer service, nor do they care about keeping an agreement. Just the way it is and U just Gotta roll with it.

Agree with Daddyoo never toss any emails. Bring them they are decent people and building a business in my opinion well. When I ate there a couple of times last trip the manager and owner talked to me and remembered me from all my questions.

I arrived last night Terra Linda Resort no reservation 59 cash a night walk in breakfast I am in resteraunt now.
The rooms very alot in quality I havent quite figured it out yet but last time had 2 queen beds on first floor and it was awesome this time one king bed on 3rd floor 302a and isn't near as nice old wing New Garden quality so don't throw WILFRED under the bus just yet with his 50 night ISOC rate in old wing with breakfast is probably better if you are big eater for breakfast.

I will be staying there starting Monday, Willie has been fast replying to my emails. I did ask for a taxi, he says he will have a driver at POP with my name on sign $25 for taxi.

why not share a ride, surely SOMEONE on that plane was also going to Sosua by Cab ..The cabbie wont know if you are together or not. Just split the fare. They usually have a Van, plenty of room.

I am very rarely up early, as I have late nights, and usually miss breakfast most of my trip.
would be nice if you had a voucher, and could have a free lunch instead of breakfast.
