Property sales in the east are the most susceptible to fraud, according to a data from the Direccion de Catastro Nacional (DGCN) that records land titles in the Dominican Republic. The reason is that the east is where most property is being offered for sale. The DGCN says that 52% of land fraud cases are detected in the east and makes recommendations to buyers to avoid being a victim.

As reported in El Caribe, Bolivar Marte says that scammers persuade their victims by sending a photo or video of the place for sale. In many cases the purchasers don't get to see the property until after the purchase has been made. When they finally arrive, they see they are not getting what they purchased. Marte advises purchasers to look before they buy. More so, he highlighted the importance of securing the services of reputable lawyers, who can investigate and determine with GPS precision the limits of the property, to ensure there are not several title claims to the same property.

He recommended that once the purchase is made the title should be immediately transferred. He said that people often delay so as not to pay the taxes, but recommends the transfer to finalize the transaction.
